> He wants to develop a premier and secure resource for tenant credit checks and eviction history

Several years ago, I lived in an apartment complex close to a bunch of students who turned their apartment with outdoor patio into party central. I'd stop by occasionally. One night they said they were being kicked out, and I asked if they were being evicted - and they said no - they were being strongly warned to leave - not evicted - and their parents had told them that you don't want to be evicted (permanent black mark in your records search). My point here is some potential tenants will not show up in eviction records but they may be eviction-worthy (like these kids were). Perhaps EZ Landlord Forms could build a secure peer-review system to flag potential problem tenants.
